Certificate of Continued Occupancy
The purpose of a CCO is to make sure that
when a property is sold, it's fit and safe to live in.
While sometimes the real estate sales contract calls for
the buyer to get the CCO, typically it's the seller's
responsibility to fill out the CCO applications and
arrange for the inspection by the town in which the
property is located.
Below are the requirements from Freehold
Township for a CCO, as of 11/1/06. If the property being
sold is in a different town, check with the local
building department - as some towns use different
procedures.

Occupancy
For Sale of Single Family Dwellings,
Condo, Townhouses
1. Fire Extinguisher - You must have (1)
ABC TYPE portable fire extinguisher rated for
residential use not to be more than 10LBS (2.5 to 5LBS
is acceptable). the fire extinguisher must be MOUNTED
within 10 feet of the kitchen area with a
minimum of 4 inches and a maximum of 5 feet from the
ground. THERE ARE NO EXCEPTIONS
2. Any work done without permits require
the seller to apply for and close out the permits before
a CCO is issued, ie; hot water heaters, furnaces, A/C
units, decks, sheds ,additions, pools, fences, patios,
piers, finished basements, any area converted into
living space, attic stairs in house or garage where the
truss was cut, oil tank removals or installations
etc....
3 Any construction permits that were
taken out but never closed must be done by the seller.
4. Solid core wooden or steel door with
20 minute fire rated for garages.
5. If you have well or septic tanks you
must see the Health Department. Certification Is
Required.
6. GFCI receptacles by all sinks
including powder rooms and slop sinks.
7. Flexible metal hose for dryer.
NO PLASTIC
. Bathroom fan required. (Where no
window)
9. Screens on all moveable windows. All
windows must be in working order. NO MOISTURE BUILD UP
OR BROKEN SEALS
10. Pool gates must be self-closing and
self latching.
11. 6" house numbers visible from the
street
12. All sinks, tubs, showers, toilets,
tile drains must be in good working order.
13. Utilities must be on and appliances
cleaned and maintained.

14. Separate outlets for sump pumps and
garage door openers. NO
EXTENSION CORDS . Sump pumps must discharge to outside
of residence. Cannot go to sewer line.
15. Attic stairs in garage must be closed
up with sheet rock or metal with molding
16. Exterior of home must be in good
condition: gutters/leaders, handrails, siding, windows,
walkways, trees and bushes trimmed.
17. SMOKE DETECTORS MUST BE WORKING.
One on every level including BASEMENT. Newer
homes are hard-wired and must all go off at the same
time.
18. CARBON MONOXIDE DETECTORS must
be located outside all sleeping areas mounted on common
wall within 10' of each bedroom. If more than 10'
apart, two are required.
19 All deadbolts must be thumb-operated
on the inside. Deadbolts requiring key operation on the
inside are not allowed.
20. If the first inspection fails, you
must take care of all issues and call us for
re-inspection.
21. Transfer of Title Only for
properties that are not inhabitable. Both inspections
must still be done and a letter from the buyers attorney
is required.
FOR RENTALS ONLY
Fresh coat of paint, clean rugs, stoves
and ovens. Appliances must be clean and maintained.
Every rental must have a Landlord
Registration #. This is to be done with the Zoning
Office @ 732-294-2081 in the main building. |
